Important Notice: This is an independent information guide. We are not a lender, mortgage broker or loan officer, and we are not affiliated with Rocket Mortgage, LLC or any bank named here. We cannot promise approval or any rate – every loan is subject to the lender’s credit review, appraisal and approval. All figures are indicative and were checked on official pages on October 30, 2026; rates change daily, so always verify on the official website before you apply. Never pay anyone an upfront fee to “get” a mortgage approved or a rate locked.

1. What Is Rocket Mortgage?

Rocket Mortgage is a direct mortgage lender. It makes and funds the loan itself and is known for its online application, where you link bank accounts and allow a credit check to see which loans you may qualify for.

Rocket Mortgage, LLC is part of Rocket Companies, Inc. (NYSE: RKT). Per its FAQ, it lends in all 50 states and DC, but not in Puerto Rico.

2. Is Rocket Mortgage Licensed? NMLS ID and Equal Housing

Every US mortgage lender must be licensed. Rocket Mortgage’s official disclosures page lists the company as Rocket Mortgage, LLC, NMLS #3030, and states that “Rocket Mortgage is an Equal Housing Lender.”

You can check any lender or loan officer for free on NMLS Consumer Access (nmlsconsumeraccess.org). Search for the NMLS ID 3030 or the company name, and you will see its state licenses and any public actions. Do this before you share documents with any company that says it represents a lender.

3. Loan Types Rocket Mortgage Offers

Rocket Mortgage lists these products on its website (as of October 2026). Availability depends on your state, property and credit.

Refinancing and home equity options

  • Rate-and-term refinance: change your rate or loan term. Rocket’s refinance sample (Oct 30, 2026) shows 30-year fixed at 6.75% (7.056% APR) and 15-year fixed at 6.125% (6.611% APR), based on a $275,000 loan, 60% LTV, 740 credit score and 1.875 points.
  • VA streamline (IRRRL): for existing VA loans; funding fee 0.5% per VA.gov.
  • Home Equity Loan: a fixed-rate second mortgage of $45,000 to $500,000. Rocket says its $795 origination fee is waived on home equity loans locked on or after August 25, 2026, subject to conditions.
  • HELOC: not offered by Rocket Mortgage retail as of October 2026.

Your home secures any refinance or home equity loan, so you could lose it if you cannot repay.

4. Rocket Mortgage Requirements: Credit Score, Down Payment and DTI

Rocket Mortgage does not use one single rule for everyone. Requirements depend on the loan type. Here are the minimums Rocket Mortgage states on its own pages, checked in October 2026.

Loan typeMin. credit score (Rocket)Min. down paymentMortgage insurance
Conventional – HomeReady / Home Possible6203%PMI until about 20% equity
ONE+ (promotion)6201% from borrower + 2% from RocketPMI required until 20% equity

Jumbo Smart680 (up to 760 for some properties)10%Not stated

Debt-to-income ratio (DTI): monthly debt payments divided by gross monthly income; limits vary by loan (CFPB). Rocket’s sample rates assume a DTI under 43%. Its Jumbo Smart page allows up to 50%, and one FHA offer footnote caps DTI at 45%.

Other checks: Rocket reviews income, job history, savings, the appraisal and the property type. For Jumbo Smart, Rocket lists cash reserves of 6 months for loans of $1 million or less, rising to 12 and 18 months for larger loans.

5. Rocket Mortgage FHA and VA Loans Explained

Rocket Mortgage FHA loan

FHA loans are insured by the Federal Housing Administration, part of HUD. HUD says the down payment “can be as low as 3.5% of the purchase price” on 1–4 unit homes. Rocket Mortgage states that “credit scores from 580 are allowed” and that “down payments can start as low as 3.5% for most FHA borrowers.”

  • Upfront mortgage insurance premium (UFMIP): 1.75% of the base loan amount, usually added to the loan.
  • Annual MIP: Rocket’s learning page says it ranges from 0.45% to 1.05% of the loan amount per year, paid monthly. Rocket’s sample rate uses 0.5%.
  • How long MIP lasts: with less than 10% down, usually for the life of the loan.

Rocket Mortgage VA loan

VA loans are for eligible service members, veterans and some surviving spouses. VA.gov says there is usually no down payment “as long as the sales price isn’t higher than the home’s appraised value,” and no private mortgage insurance. You need a Certificate of Eligibility (COE), which Rocket can help you request.

VA funding fee (purchase loans, VA.gov)First useAfter first use
Less than 5% down2.15%3.3%
5% or more down1.5%1.5%
10% or more down1.25%1.25%
IRRRL (streamline refinance)0.5%0.5%
Cash-out refinance2.15%3.3%

Veterans receiving VA disability compensation, and some other groups listed on VA.gov, are exempt from the funding fee. Rocket requires a credit score of at least 580 for VA loans, and 640 if your file needs manual underwriting.

6. Rocket Mortgage Rates Today: Sample Rates and National Averages

Rocket Mortgage publishes daily sample rates on its rate pages. These are examples based on a specific borrower, not an offer. The table below shows Rocket’s purchase sample rates as of 12:07 PM UTC on October 30, 2026.

Loan (purchase)RateAPRPoints (cost)Monthly P&I*
30-year fixed7.25%7.55%1.875 ($6,563)$2,388

30-year VA6.75%7.166%1.875 ($6,563)$2,271
30-year jumbo fixed6.875%7.103%1.75 ($19,250)$7,227
15-year fixed6.50%6.967%1.875 ($6,563)$3,049

*Rocket’s assumptions: $350,000 loan ($1,100,000 for jumbo), one-unit primary residence, 740 credit score, DTI under 43%, 80% LTV (70% for jumbo), closing costs paid upfront, taxes and insurance in escrow but not included in the payment. The FHA payment includes mortgage insurance. Your own rate can be higher or lower.

Each sample includes about 1.75–2 discount points paid at closing, so always compare the APR, not just the rate.

National benchmark: Freddie Mac PMMS

Freddie Mac PMMS (week of Oct 29, 2026)Average ratePrevious week
30-year fixed7.24%7.32%
15-year fixed6.60%6.68%

Freddie Mac’s weekly Primary Mortgage Market Survey (PMMS) is a useful benchmark to see whether an offer is in the normal range.

7. Closing Costs, Points and Mortgage Insurance

Rocket Mortgage says borrowers “typically pay 3% – 6% of the total loan amount or purchase price in closing costs.” On a $350,000 loan, that is roughly $10,500 to $21,000. Costs depend on your state, loan type and the options you choose.

CostWhat it isTypical amount / rule
Origination / lender feesLender’s charge to process the loanShown on your Loan Estimate
Discount pointsOptional upfront payment to lower the rate1 point = 1% of the loan ($3,500 on $350,000)
Appraisal, title, recordingThird-party servicesVaries by state and property
Prepaid items and escrowProperty taxes, homeowners insurance, interestVaries by home and closing date
PMI (conventional)Private mortgage insurance with less than 20% downYou can ask to cancel at 80% LTV; ends automatically at 78% LTV (CFPB)
FHA MIPFHA mortgage insurance1.75% upfront + annual premium
VA funding feeOne-time VA fee0.5% to 3.3% depending on loan and use

Lender credits work the opposite way: a higher rate in return for help with closing costs (CFPB).

8. How Mortgage Payments Work + Representative Example

Your payment covers principal, interest, taxes and insurance (PITI), plus any mortgage insurance or HOA dues. Principal and interest use this formula:

M = P × r × (1 + r)n ÷ ((1 + r)n − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12), and n is the number of monthly payments.

Representative example (illustrative)

Item30-year fixed15-year fixed
Loan amount$350,000$350,000
Interest rate (Freddie Mac PMMS, Oct 29, 2026)7.24%6.60%
Number of payments360180
Monthly principal & interest$2,385.24$3,068.15
Total interest over the loan$508,687.65$202,266.91
Total principal + interest paid$858,687.65$552,266.91

Illustrative; excludes taxes, insurance, PMI, HOA. Uses national average rates, not a Rocket Mortgage offer. Your rate, APR and payment depend on your credit, down payment, property and the market on the day you lock.

The 15-year loan costs about $683 more per month but saves around $306,000 in interest.

9. Documents and Information You Will Need

Rocket’s FAQ says to have these ready before you start the online application:

  • A separate email address for each person on the loan
  • Social Security number for each borrower
  • Employer name and income details (pay stubs, W-2s; tax returns if self-employed)
  • Bank login or account balances for checking, savings and retirement accounts
  • Details of current debts (car loans, student loans, credit cards)
  • Signed purchase agreement, if you already have one
  • For VA loans: Certificate of Eligibility (COE) or the details needed to request it

Upload documents only through your secure Rocket account, never by replying to an unexpected email or text.

10. How to Apply for Rocket Mortgage Online (Website and App)

You can apply for a Rocket Mortgage purchase or refinance loan online in a few steps:

  1. Go to the official site rocketmortgage.com and choose Buy a home or Refinance, or download the official Rocket Mortgage app from the App Store or Google Play.
  2. Answer questions about the home, your price range or current loan, and your goals.
  3. Create your Rocket account with your email address.
  4. Enter income, employer and asset details. You can link bank accounts to verify assets.
  5. Give permission for a credit check. Rocket uses your details and credit report to suggest loan options.
  6. Review the suggested loans, rates, points and estimated payment. Get a Prequalified or Verified Approval Letter.
  7. When you have a signed purchase agreement, a Home Loan Expert contacts you to finalize the loan and lock your rate.
  8. Upload documents, schedule the appraisal and review your Loan Estimate.

Prefer to talk to someone? Call Rocket’s new-loan line at (888) 452-8179 (Mon–Fri 7 am–midnight ET, Sat 9 am–8 pm ET, Sun 9 am–7 pm ET) or use the chat on the Talk to Us page. Rocket Mortgage does not run bank branches, so applications are online or by phone.

Prequalified vs Verified Approval (pre-approval)

The CFPB explains that lenders use the words “prequalification” and “preapproval” differently, and that neither is a final loan offer. At Rocket Mortgage, the two stages are:

  • Prequalified Approval Letter: an initial review of the basic financial information you share. It estimates what you might afford, but your income and assets are not verified.
  • Verified Approval Letter: Rocket verifies your income, assets and credit up front. Rocket says this can help your offer stand out to sellers.

A letter is not a commitment to lend – the home still needs an appraisal, and your finances must stay stable until closing.

11. Rate Lock, Loan Estimate and Closing Disclosure

Rate lock

A rate lock holds your interest rate until closing, as long as you close on time and your application does not change. The CFPB says locks are typically offered for 30, 45 or 60 days, and that extending a lock can be costly. Your Loan Estimate shows whether your rate is locked and until when.

Rocket Mortgage’s rate lock guide (updated August 2026) says it “currently doesn’t offer a float-down option” and “doesn’t offer a lock and shop program at this time.” Ask your Home Loan Expert about lock length and any extension cost before you lock.

Loan Estimate

The lender must give you a Loan Estimate within three business days of your application. It shows the rate, payment, closing costs, cash to close and APR. Compare Loan Estimates from two or three lenders line by line.

Closing Disclosure

You must receive the Closing Disclosure at least three business days before closing. Compare it with your Loan Estimate. If something changed that you did not expect, ask the lender before you sign.

12. How to Check Loan Status, Make Payments and Prepay

While your loan is in process, sign in to your Rocket account (dashboard.rocketmortgage.com) or the Rocket app to see your checklist, upload documents and track progress. Existing clients can call (800) 4-ROCKET (Mon–Fri 8:30 am–9 pm ET, Sat 9 am–4 pm ET) for questions about in-process or closed loans.

After closing, most Rocket loans are serviced by Rocket Mortgage. You can pay in these ways (per Rocket’s FAQ):

  • Online: sign in and use the Payment Center for one-time payments or autopay (servicing.rocketmortgage.com/payments).
  • By mail: Rocket Mortgage, P.O. Box 6577, Carol Stream, IL 60197-6577.
  • By phone: if your account cannot pay online, call an Account Advisor at (800) 508-0944, option 4 (Mon–Fri 8:30 am–9 pm ET).

Extra payments and prepayment: You can usually pay extra toward principal to finish the loan sooner and save interest. Check the “Prepayment Penalty” line on page 1 of your Loan Estimate and Closing Disclosure – it tells you whether the loan has one. Selling the home or refinancing pays off the loan in full; ask your servicer for a written payoff statement first.

If you have trouble paying, contact your servicer early; HUD-approved housing counselors can also help.

15. Tips to Get a Better Mortgage Rate

  • Check your credit reports for errors at least a few months before you apply.
  • Pay down credit card balances to lower your DTI and credit utilization.
  • Save a larger down payment; 20% down on a conventional loan avoids PMI.
  • Compare at least three Loan Estimates on the same day, and compare APRs, not only rates.
  • Ask for quotes with and without points and work out your break-even month.
  • Consider a shorter term if the higher payment fits your budget.
  • Avoid new debt until closing.

16. How to Spot Mortgage Scams

Watch for these warning signs:

  • Wire fraud at closing: scammers send fake emails that look like they come from your title company, agent or lender with “updated” wiring instructions. Before you wire money, always call your title or escrow company on a phone number you already know is real – not one in the email.
  • Loan modification or foreclosure rescue scams: the FTC says these companies may not charge you before you accept a written offer from your lender. Never pay upfront or sign over your deed.
  • Upfront fees for a promised loan: no real lender can promise approval before reviewing your application.
  • Fake loan officers: check the person and company on NMLS Consumer Access (nmlsconsumeraccess.org). Rocket Mortgage’s NMLS ID is 3030.

Report fraud: Federal Trade Commission at reportfraud.ftc.gov, the CFPB at consumerfinance.gov/complaint, and internet or wire fraud to the FBI at ic3.gov. If you wired money to a scammer, call your bank right away.

17. Borrow Responsibly

A mortgage is a long-term debt secured by your home. Before you apply, make a full monthly budget that includes property taxes, homeowners insurance, mortgage insurance, HOA dues, utilities and repairs – not only principal and interest.

Keep an emergency fund after closing, do not borrow the maximum just because you qualify, and with an ARM check what your payment could become after the fixed period.
